A More Balanced Market Is Taking Shape

A more measured real estate market is taking shape in Santa Cruz County as elevated financing costs and normal fall seasonality cool momentum. The market is not collapsing, but it is becoming more selective. Buyers today have more time, more choice, and more leverage than they did in the highly competitive markets of recent years.

Single-family values have remained relatively resilient, with the September median sale price at $1,250,000, up modestly from September 2025. At the same time, the pace of the market has softened from its summer high, and properties that miss the mark on pricing or condition are more likely to sit, negotiate, or adjust.

Inventory Trends: More Choices for Buyers

One of the most noticeable shifts in 2026 has been the rebuilding of available housing inventory.

Single-family active inventory increased from 274 homes in January to 478 in September, providing buyers with more options heading into the fall.

Although inventory has risen meaningfully from winter lows, September inventory was roughly in line with last year.

This gradual return of available homes has created a market in which buyers can take more time comparing properties, assessing value, and considering their options rather than feeling pressured to make immediate decisions.

What Stands Out in the Fall Market

Inventory has increased. With 478 active listings in September compared with 274 in January, buyers have more opportunities as we move into the fall season.

Home values have remained relatively steady. The single-family median sale price climbed through summer and eased back to $1.25 million in September, reflecting a slower, more price-sensitive market.

Attached-home pricing has become more variable. The September condo/townhome median was $697,000, underscoring the importance of understanding individual property characteristics and current market conditions.

Housing affordability continues to influence demand. Higher borrowing costs make affordability, insurability, and overall value more important than ever.

What This Means for Buyers and Sellers

A slower fall market is creating more negotiating power for buyers while rewarding sellers who price and prepare strategically.

Why the Tone Has Changed

The biggest shift in today's market is not dramatic price erosion, but a clear change in buyer behavior.

Elevated mortgage rates, higher carrying costs, insurance considerations, and normal seasonal slowing have combined to reduce urgency. Buyers are more selective, more analytical, and less willing to stretch for homes that are overpriced or need meaningful work.

This is especially noticeable after the summer market, when activity and pricing were firmer. As fall progresses, the market is offering more opportunities for negotiation on price, credits, repairs, and terms—particularly when listings are not sharply positioned from the start.

Opportunities for Buyers

For buyers considering a purchase in Santa Cruz County, the fall market presents several opportunities that were harder to find during the more competitive years.

  • Greater negotiating flexibility: More room to negotiate pricing, repairs, and seller concessions.
  • Less pressure: Fewer situations requiring buyers to waive due diligence or rush important decisions.
  • More choices: Increased inventory compared with earlier in the year means more properties to consider and compare.
  • Advantages for cash buyers: Cash purchasers are in an even stronger position because they can offer certainty, speed, and flexibility.
  • Long-term value opportunities: Well-bought homes in this environment may offer better long-term value than during the peak frenzy years.

For buyers—especially cash buyers—this is one of the better negotiating environments we have seen in quite some time.

What Sellers Need to Know

While the market is becoming more favorable for buyers, well-positioned properties can still attract meaningful interest.

The difference is that sellers need to approach today's market with realistic expectations and a thoughtful strategy.

  • Pricing discipline matters more than ever. Buyers are comparing available properties carefully.
  • Preparation and presentation make a difference. Property condition continues to influence results.
  • Overpricing carries greater risk. Homes priced above market expectations are more likely to experience longer marketing times and price adjustments.
  • Location continues to matter. Well-located coastal properties can still perform well when marketed and positioned correctly.
  • A realistic strategy often delivers a stronger result. Thoughtful pricing and preparation may be more effective than beginning with an aspirational asking price.

The goal is not simply to get a home on the market. It is to position that property to compete effectively with the alternatives buyers have available.

Looking Ahead: Fall and Early Winter 2026

Unless interest rates improve meaningfully, we expect the balance of fall and early winter to remain measured.

Well-priced, well-prepared homes should continue to attract attention, but buyers are unlikely to reward aspirational pricing the way they did in hotter markets.

In the months ahead, strategy, patience, and local market knowledge will matter more than momentum.
